What a Trakheesi permit is
Trakheesi is the Dubai Land Department's system for real estate advertising permits. DLD regulates real estate in Dubai through its Real Estate Regulatory Agency, RERA, and every property advertisement in Dubai needs a DLD advertising permit issued through Trakheesi (Dubai Land Department, 2026).
Two DLD approvals sit behind a listing you advertise. The first belongs to the person: anyone working as a broker in Dubai needs a DLD practice card, which requires passing DLD's annual broker test, though some experienced brokers are exempt (Dubai Land Department, 2026). The second belongs to the ad: the Trakheesi permit. A brokerage needs both before a listing goes out.
For a brokerage, the permit is more than paperwork. It is a detail a buyer can check for themselves. Getting it right on every listing is part of answering leads well, because the listing you send a lead is an ad too.
Which property ads need a Trakheesi permit
The rule is simple to state: every property advertisement in Dubai needs a DLD advertising permit. DLD names Property Finder, Bayut and Dubizzle as key marketing platforms for property in Dubai (Dubai Land Department, 2025), so the listings your team posts on the portals are ads like any other.
Some formats are less clear-cut, such as a message to a group of past enquirers or a post on an agent's own social account. If you are unsure whether something counts as an advertisement, ask DLD before it goes out. This summary doesn't settle that question, and a fine is a poor way to find out.
What a Trakheesi permit costs
DLD charges AED 1,000 for most advertising permits and AED 5,000 for a project-launch event permit, plus an AED 20 knowledge and innovation fee (Dubai Land Department e-services, 2026). These are DLD's own fees, checked on 3 November 2026. They change, so check DLD's page before you budget around them.
The people behind the ads have fees of their own. A broker practice card costs AED 500, and the broker exam costs AED 700, plus AED 10 knowledge and AED 10 innovation fees (Dubai Land Department e-services, 2026).
What a property ad in Dubai has to show
A permit on file isn't enough on its own. The ad has to show it:
- The permit number. DLD requires the permit number to appear in the ad (Dubai Land Department, 2020).
- DLD's QR code. Since 24 April 2023, every real estate ad must carry the QR code DLD issues with its permit, through its Madmoun service, so buyers can check that the ad is genuine (Dubai Land Department, 2023).
A buyer can check an ad before they ever call you, and they expect the details you send them later to match what they checked.
How DLD checks property ads
DLD also runs an AI advertising-governance platform that reviews property ads and corrects some of them automatically:
29%
It is cheaper to keep permits straight from the start than to fix ads after the fact, one portal at a time.
What happens to ads without a permit
DLD's fines for advertising without meeting its requirements start at AED 50,000, rise with repeat violations, and can end in cancelling the company's licence (Dubai Land Department, 2020). The fine falls on the company, so one agent's shortcut becomes the whole brokerage's problem.
Keeping permits with every listing you send
Most of the risk sits in the everyday work, not in the big launches. A lead messages about a listing at 11pm, someone replies with three similar properties, and one of them has no permit number in the details. A few habits keep that from happening:
- Keep each listing's permit number and QR code in the same place as the listing itself, so nobody has to look them up when a lead asks.
- Send a lead only listings that have a permit, and include the permit number when you send the details.
- When a listing changes, update its record before it goes out again.
- Give one person the job of checking the permit on every new listing before it goes live on the portals, so it is never assumed that someone else did.
- Now and then, scan the QR code on your own ads, the way a buyer would, and check that it matches the listing.
- Hi, is the two-bedroom in Dubai Marina from your Bayut listing still available?
- Yes, it's available. Here are the details, with the DLD permit number and the QR code so you can check the listing. Would a viewing on Sunday or Monday suit you?
The same rule applies whoever replies: a person on your team, or an assistant that answers leads after hours. Fast replies matter on the portals, but a fast reply with a listing that has no permit creates a problem the lead can see. See how fast and how completely your brokerage answers a new lead with our free response audit for brokerages: with your permission, we send an enquiry the way a buyer would and walk you through the results on a 20-minute call.
